SiteMetriq is a commercial location analysis tool. It produces reports based on government datasets and your business inputs. These reports are intended to help you make a more informed decision about a commercial lease - they are not a substitute for your own judgement, a site visit, or professional advice.

SiteMetriq is not a licensed real estate agent, financial adviser, or legal adviser. Nothing produced by SiteMetriq constitutes real estate, financial, or legal advice.

The SGD 59 address report is a one-time purchase. You receive a single analysis of a single address for a specific business type, delivered by email.

What is included: a location opportunity score, rent benchmark against URA data, rent feasibility model based on your inputs, named competitor analysis, demand and transit signals, and a negotiation strategy.

What is not included: guarantees about business viability, legal advice on lease terms, predictions about future market conditions, or any commitment that the analysis will be accurate in all cases.

SiteMetriq's reports are built on real government datasets, but those datasets have their own limitations - URA rent data reflects median PSF by planning area, not individual unit prices; SingStat data reflects the most recent census cycle; MRT ridership reflects pre-report-date tap-out volumes.

The accuracy of your report depends in part on the accuracy of what you provide. If the address, business type, ticket size, or rent you enter are incorrect, the analysis will reflect those inputs.

SiteMetriq makes no warranty, express or implied, that any report will be accurate, complete, or suitable for any particular purpose. You use the report at your own risk.

Because reports are generated immediately upon payment and delivered digitally, we do not offer refunds as a matter of course.

Exceptions we will honour:

• The report was not delivered to your email within 30 minutes of payment
• The report contains an obvious technical error (wrong address analysed, score calculation clearly wrong)
• You were charged twice for the same report

Email contact@sitemetriq.sg within 7 days of purchase. We will review and respond within 2 business days.

You may use your report for your own business decision-making. You may share it internally with your business partners or advisers.

You may not:

• Resell or redistribute reports commercially without our written permission
• Scrape or systematically extract data from the SiteMetriq platform
• Use SiteMetriq to generate reports for resale as your own product
• Attempt to reverse-engineer the scoring methodology beyond what is published in the methodology documentation

The underlying data in SiteMetriq reports comes from Singapore government open data sources (URA, LTA, SingStat, HDB, OneMap). This data is subject to the Singapore Open Data Licence.

The report format, scoring methodology, written analysis, and platform are owned by SiteMetriq. The report you receive is licensed for your personal or internal business use, not for commercial redistribution.

To the extent permitted by law, SiteMetriq's liability for any claim arising from use of the service is limited to the amount you paid for the report that gave rise to the claim.

SiteMetriq is not liable for any business decision made based on a report, any loss arising from an inaccuracy in a report, or any consequential, indirect, or incidental loss.

This limitation exists because SiteMetriq is an analytical tool - the decision to sign or not sign a lease remains entirely yours.

We may update the platform, scoring methodology, or pricing at any time. We will not retroactively change the price of a report you have already purchased.

If we make material changes to these terms, we will update the date at the top and notify active users by email.

These terms are governed by the laws of Singapore. Any dispute arising from use of the service will be subject to the jurisdiction of the Singapore courts.
